Wilmington Home Prices & Inventory Fall in December
Wilmington home prices fell along with inventory in December, according to the latest data from Realtor.com
- M-O-M: The median home price in Wilmington fell to $472,165 in December, down 1.0% from November and the lowest level since April 2022.
- Y-O-Y: The median home price is down 1.5% from the same time last year.
Listings. Active listings fell to 2,352 in December, down 1.8% from November and the first monthly drop since April.
- Despite the monthly drop, active listings are still up 26.5% when compared to the same time last year.
- Median days on market did jump over 12% to 63, it is still down about 25% from the pre-pandemic average of around 80 days.
That’s Hot. Wilmington’s hotness ranking improve slightly to 162 in December, an increase from November’s 163 but still the second-highest level since July.
BOTTOM LINE: The real estate market cooled in December across the board. Prices fell along with inventory. However, that is expected in December an when you look at prices and inventory compared to pre-pandemic times the market still looks hot.
